Manchester Airport

Commercial planning for the new MTP – Manchester Transformation Project

As part of an AUD$2.5bn (£1.4bn) investment project, Manchester Airport is integrating terminals 1 and 2 into a single terminal.

CPI was retained by the airport to undertake all commercial planning (retail, F&B and services) for the new integrated terminal which will ultimately handle 40m+ passengers annually.

The project involved extensive engagement with the commercial team and project group members. CPI also undertook extensive external stakeholder outreach and engagement on behalf of Manchester Airport as part of the planning process.

Commercial development of world’s largest airport terminal

CPI was asked by the developer to provide input into the flow and layout of the commercial space in the proposed international departures lounge during the detailed design stage.

We provided commercial planning support to the team on issues such as amount and location of F&B, toilets, prayer rooms etc, and the potential commercial implications of these key services.

We also undertook a study to scope the type and location of wayfinding and advertising, to ensure the airport’s wayfinding and advertising strategies are integrated, complementing the space and enhancing revenue from the overall commercial offer.

Keflavik Airport

Commercial planning of main airside departures lounge, transfer building, and overall masterplanning for future development

CPI was asked to develop a new commercial scheme and retail and F&B mix for the airside departures lounge at Keflavik Airport, reflecting the rapid growth and changing demographics of KEF’s customers, whilst bringing a sense of Iceland’s culture and geography into the airport experience. We also helped develop a new commercial strategy by establishing new contractual terms with partners.

We were then asked to plan a new scheme for the South Building (transfer pax only), Schengen and non-Schengen commercial areas in a second project. Both schemes are delivering uplifts in sales and revenue in line with our projections.

We continue to work with Isavia, Keflavik’s operator, on various projects including the airport’s masterplan.

Pittsburgh Airport

Various projects impacting the airport’s commercial strategy and masterplan

CPI was engaged by the CEO of Allegheny County Airport Authority to undertake a review of the airport’s commercial performance and develop a future commercial strategy and plan.

In parallel, we were invited to join the consortium led by Gensler/Luis Vidal to provide commercial planning expertise for the new landside terminal development now in detail design and due for completion in 2023.

We also led a working group on behalf of ACAA and their master concessionaire Fraport USA to develop and deliver a commercial framework for the business going forward. The project focused on creating a consistent customer experience throughout the passenger journey from landside to airside, and maximising commercial revenue at all appropriate stages of the journey.

Denver Airport

Develop and support implementation of an airport-wide commercial masterplan and strategy

CPI was engaged to develop a commercial strategy and plan for the three main concourses at Denver Airport, each one handling circa 20m+ passengers.

We have developed a commercial masterplan which now sees CPI working closely with the concessions team as well as all other key internal stakeholder groups to deliver a new approach to commercial planning, leasing and operating commercial in all 3 concourses at DEN.

Handling around 65m pax, Denver has strong forecast growth, expected to reach 110m before 2040.

The project has a particular focus on delivering a highly differentiated, uniquely Denver experience for all passengers, while at the same time recognising and responding to the very different profiles of passengers in each of the 3 distinct concourses.

CPI’s involvement is ongoing.

Wellington Airport

Strategic review of duty free business and overall commercial performance

We undertook a comprehensive evaluation of Wellington Airport’s duty free operation, from an operational and commercial perspective. Our analysis also included estimating the sales and revenue potential of the business.

We assisted the airport with re-tendering and awarding the new concession, delivering a significant revenue uplift for the airport, a broader and more contemporary offer, and improved experience for passengers.

We subsequently undertook additional projects to determine the amount, location and mix of F&B is supportable in the airport. We also work with the airport on an ongoing basis to support masterplanning of the terminal to ensure commercial optimisation both now and in the future.

Launceston Airport

Commercial critique of proposed masterplan and planning of new space

CPI was asked to examine the commercial implications of a proposal to fundamentally change the landside/airside boundary at Launceston.

We made recommendations for the layout, flow and mix of the revised space, with a focus on delivering a commercial offer that reflected the unique attributes of Launceston and Tasmania, and modelled the commercial income potential of the proposed scheme.

When implemented, the new commercial plan saw an uplift in performance in line with our forecasts.

We were delighted the project’s success was recognised by the Australian Airports Association with the ‘Airport Innovation & Excellence – Commercial Award’.

CPI has also developed and delivered a wayfinding/information system in the LST terminal extension.
